How to use these numbers

An average rent is a benchmark, not a quote. Homes that have just come onto the market usually cost more than the average, because averages include tenants who moved in years ago or whose rent has risen slowly. Use the figure for your area to judge whether a listing is about normal for the area, then check what you can afford: a common rule of thumb is to keep rent to 30% of your gross income, and each area page shows the income that implies. When you are moving between countries, remember that the measures differ, so a cheaper-looking number in one country is not always a cheaper market.

Each country measures rent differently: the UK figures cover new and existing tenancies, Canada's cover purpose-built rental buildings, Ireland's come from tenancies registered with the RTB and New Zealand's are medians of new bonds.
